Connaught Gardens
Project Programme To develop a condominium townhousing project sympathetic with the existing street, avoiding as much as possible the impact of garages and curbcuts to the streetedge. Project Concept The project was sited to take advantage of the views of the open schoolground to the west, to fit into the tree-lined streetscape to the south, and to diminish the view of the apartment tower to the north. A row of five two-storey townhouses form the street edge, while a second row of five sit atop the lane-access individual garages at the north edge of the site, facing south onto the resultant courtyard. The increased height of the north units ensures solar penetration, while a rear walled terrace blocks the view of the highrise. An eleventh unit at the east end closes, and overlooks the courtyard. In order to widen the market for the condominiums, the south five units all include a developable 'basement suite' that provides additional living space for the principal unit, or extra income for the owner. All units enjoy a two-storey window to the south, and open-plan, loft-like floor space. The informal 'wild' nature of the courtyard garden creates a private space in front of each unit. By contrast, the street facing units' small formal gardens are ringed with hedges overlooking the boulevard trees.
