Nortel Wireless Communications Plant
Project Summary
The Nortel project is a super-fast design-build project of 26,115 m2 which was started on July 18, 1995 and was completed July 1, 1996.
Administration: 2 storey office space consisting of 10,502 m2 of offices, boardrooms, cafeteria, kitchen, central security facilities and computer room.
Manufacturing: There is single story space of 7,435 m2, for the manufacturing of wireless telephone equipment.
Warehouse/Storage: A large warehouse space (8,178 m2) uses high bay racking systems, and has shipping/receiving docks and auxiliary shops.
Site:The total site is 65 acres and consists of truck dock, 1 000 car parking & roadway system. Project Description
Nortel's philosophy is defined by the spirit, energy and creativity of its people. The architectural and engineering designs, responding to the building program, were influenced heavily by this philosophy. Nortel required a quality building that would enhance their ability to produce world class products as well as be a pleasant and productive work environment for their people.
The approach to the site was to develop a suburban park on which the building would sit. Its main features include; a one and a half acre lake, a network of walking paths, a garden, and access to city pathways and transit routes.
The building elevations, massing, and materials were all chosen as a response to the Nortel philosophy. Red brick, colourful accents, and curvilinear geometry are used to provide scale and humanity. The focus on "people" is expressed in the common areas - the main street, cafeteria (food court), fitness centre, meeting areas, and team spaces. The cafeteria, a major feature, is developed in the concept of a food court. It has direct access to the lake and recreational facilities.
The architectural team addresses the process of manufacturing. Distinct building components - masonry walls/glazing/precast/etc. - are articulated on an individual basis and brought together (assembled) in a unified composition. There are several architectural references to the telecommunication industry as seen in the floor patterns, detailing, etc., further reinforcing the "business" of Nortel.
A "main street" creates the heart of the building. This street connects all major components of the building manufacturing, office, and support spaces. Bold colours and curving forms flow throughout - they are key design elements. Skylights, trees, lounge and team spaces provide additional character. The "main street" is developed as a series of distinct neighbourhoods - characterized by piazzas, city squares, colourful forms and signage.
The skylight elements are another unique feature of the building. They function as "lanterns" which provide a distinct image to the building during the day and at night. The glass in these skylights is a combination of coloured and "fretted" glass. It acts as stained glass windows, changing the character of the interior spaces as the sky vault changes. They are strong recognizable images for Nortel and have become an identifiable symbol in the community.
This project was completed within an extremely tight time frame - ten and a half months from consultant selection to a fully operational manufacturing facility - on budget and ahead of schedule. It truly inspires communication and teamwork.
